Industrial DevelopmentThomas Point Associates, Inc., a real estate consulting firm located in Annapolis, Maryland, is widely respected for its work in industrial development, including strategic planning, industrial targeting and the identification of new value in previously developed property, through structural solutions such as adaptive reuse, restoration or demolition. The company has worked extensively on programs and projects that involve vacant multi-story factory buildings, often in industrial districts adjacent to downtowns. A number of the properties have water frontage and potential relationships to waterfront development programs. TPA's experience in reuse assessments of industrial properties covers both existing facilities and raw land. TPA staff has been nationally active in examining older industrial structures for their reuse potential. These structures have included steel mills, automobile manufacturing facilities, aircraft production plants, and shipyard/port terminals formerly used by well-recognized U.S. industries (Bethlehem Steel, Allied Chemical, Martin Marietta, Piper, Reynolds Metals, Fafnir Bearing Company). These assessments have also included smaller structures (brick factory, rug company building, textile mills), as well as former institutional buildings (military base, hospital) and a nuclear reactor site at a remote location in north central Pennsylvania (the Quehanna Complex). These industrial building reuse assessments have occurred in over a half dozen states including Michigan (Battle Creek), Connecticut (New Britain), Pennsylvania (Delaware County, Norristown, Clearfield), Maryland (Baltimore), New York (Rochester and Jamestown), Virginia (Hampton and Newport News) and West Virginia (Charleston, Parkersburg and Fairmont).
